Responsibilities

Position Overview

CLS Living is a real estate management company specializing in student housing. We are seeking a Financial Analyst to join our growing Finance and FP&A team. This role supports key areas including budgeting, forecasting, expense management, risk assessment, and financial performance analysis.

 

The ideal candidate is detail-oriented, analytical, and eager to grow their finance career in a fast-paced, data-driven environment. This individual will collaborate cross-functionally to deliver insights that drive operational excellence and strategic decision-making.

Qualifications

Budgeting & Forecasting

  • Assist in preparing annual budgets and quarterly forecasts for all operating properties and corporate departments.

  • Maintain and update financial models to reflect current business conditions.

  • Monitor budget variances and provide commentary and actionable insights to management.

  • Partner with property and regional managers to ensure alignment between financial forecasts and operational performance.

Financial Analysis & Reporting

  • Prepare and analyze monthly financial statements, variance reports, and performance dashboards.

  • Support the FP&A team in developing key performance indicators (KPIs) and business metrics.

  • Provide data-driven recommendations to improve efficiency and profitability.

  • Assist in preparing financial presentations for leadership and investors.

Expense & Risk Management

  • Review and analyze expense trends to identify cost-saving opportunities.

  • Track capital expenditures and ensure adherence to approved budgets.

  • Support financial risk assessments and assist with scenario modeling for business decisions.

  • Maintain data integrity and accuracy across all financial systems and reports.

Cross-Functional Collaboration

  • Partner with operations, property management, and accounting teams to collect and analyze financial data.

  • Contribute to process improvements and reporting templates that enhance FP&A efficiency.

  • Serve as a resource for ad hoc analysis and data requests from management.


Qualifications

Required Skills & Experience

  • Bachelor’s degree in Finance, Accounting, Economics, or a related field.

  • 2–3 years of relevant experience (internships or entry-level finance roles accepted).

  • Strong analytical, quantitative, and problem-solving skills.

  • Proficiency in Microsoft Excel (pivot tables, advanced formulas, financial modeling).

  • Excellent written and verbal communication skills.

  • Strong attention to detail and commitment to accuracy.

  • Ability to manage multiple priorities in a deadline-driven environment.

Preferred Skills

  • Experience with budgeting and forecasting processes.

  • Familiarity with property management or real estate financial analysis.

  • Knowledge of Entrata or other property management software.

  • Experience with AWS QuickSight or other data visualization tools.

  • Understanding of GAAP accounting principles.
