Responsibilities

The Role: At-a-Glance
The Leasing Data & Administration Specialist plays a critical leadership role in optimizing leasing strategies across the CLS portfolio. This individual ensures pricing accuracy, analyzes market trends, and drives operational excellence in leasing to achieve top-tier occupancy and revenue performance.

 

The ideal candidate is analytical, detail-oriented, and has extensive hands-on experience with the Entrata and Yardi leasing systems. Familiarity with AI systems in marketing and leasing is also a plus. This position reports directly to the Chief Marketing Officer and will work closely with senior leadership, property teams, and corporate departments.


Key Responsibilities

Rate Management & Pricing Strategy

  • Support the rate-setting process across all properties.
  • Evaluate floor plan-specific pricing, premiums, specials, and fees.
  • Ensure pricing, specials, and fees are accurately reflected across all marketing and leasing platforms (websites, AI platforms, ILS systems, etc.).
  • Ensure leases reflect accurate rates, fees, and utilities.
  • Analyze competitor pricing and market trends; recommend strategic pricing adjustments in collaboration with VP of Leasing, RVPs, and RD's.

Leasing Administration & Compliance

  • Scrub marketing and leasing dashboards (including Leads and Resident tabs) to ensure properties adhere to lead follow-up best practices.
  • Monitor dashboards and report delinquencies to leadership.
  • Oversee portfolio-wide leasing administration processes to ensure accuracy and efficiency.
  • Validate compliance with corporate leasing policies and procedures.
  • Provide education and training to local teams and corporate leadership where marketing and leasing deficiencies are identified.

AI Strategy & Platform Management

  • In collaboration with Innovation, Implementation, Training, and Marketing/Leasing teams, help lead AI adoption for marketing and leasing.
  • Drive innovation within the department, including:
    • Lead Customer Acquisition Engine initiative to profile preferences and behaviors of target audience.  Ensure knowledge is incorporated into marketing via messaging, imagery, and deployment. 
    • Determine and monitor department KPIs to ensure maximum efficiency and effectiveness.
    • Monitor AI-driven campaigns and provide analytics on implementation and business impact.

Additional Responsibilities

  • Represent CLS at internal meetings, conferences, and industry events/publications.
  • Complete special projects as assigned, including site visits and corporate initiatives.

Qualifications

Qualifications

  • Bachelor’s degree required. (Preferred fields: Finance, Accounting, Business, Marketing, Real Estate, Business Analytics, or related field.)
  • Minimum of 5 years of relevant experience in leasing data management, revenue management, marketing analytics, or related functions — preferably in the student housing or multifamily industry.
  • Extensive hands-on experience with Entrata; Yardi experience preferred.
  • Strong proficiency in Excel and data analysis.
  • Proven ability to analyze operational systems, identify gaps in marketing and leasing performance, and implement improvements.
  • Strong organizational and project management skills; ability to work independently and manage multiple priorities and deadlines.
  • Excellent critical thinking, problem-solving, and communication skills.
  • Demonstrated leadership and mentoring capabilities.
  • Familiarity with AI platforms and digital marketing tools is preferred.
  • Available for limited travel as needed.
