Responsibilities

Campus Life & Style is seeking a dynamic and analytical Revenue Analyst/Manager who thrives on understanding market dynamics and identifying trends ahead of the curve. As the company’s key resource for revenue management, this role involves deep market analysis, strategic decision-making, and collaboration with multiple teams to optimize rental rates and maximize revenue potential across the portfolio.

 

The ideal candidate will have a passion for data, exceptional problem-solving skills, and a firm understanding of the student housing industry, including leasing strategies and seasonal cycles. Proficiency in Entrata and Excel is essential to this role.

 

Key Responsibilities

  • Revenue Strategy & Rate Management
  • Develop and implement annual and weekly rental rate strategies.
  • Act as the primary contact for all rate-setting activities, including rental rates, fees, and market surveys.
  • Collaborate with marketing and leasing teams to set weekly rates aligned with market trends and portfolio goals.
  • Coordinate weekly rate-setting processes with ownership and third-party partners.

 

Market Analysis & Revenue Growth

  • Conduct thorough market research, pulling data from various sources (market surveys, data aggregators, competitor websites, etc.) to provide a comprehensive market outlook.
  • Identify new revenue opportunities through innovative fee structures and other creative strategies.
  • Drive discussions on additional revenue streams and implement actionable plans to enhance property profitability.
  • Collaboration & Support
  • Partner with the Asset Manager and Expense Administrator to create and sustain portfolio value.
  • Support requests from the asset management team, ensuring timely and data-driven responses.
  • Serve as a resource for leasing strategies, informed by an in-depth understanding of the student housing market and leasing cycles.

System Expertise & Reporting

  • Utilize Entrata as the primary ERP system for rate management, reporting, and documentation.
  • Supplement Entrata with Excel to create detailed and accurate reports for internal and external stakeholders.
  • Ensure data accuracy and consistency across all reporting and analysis processes.

Qualifications

Here's the stuff we are looking for in the individual who wants to join our team:

  • Bachelor’s degree in Business, Finance, Real Estate, Economics, or related field preferred.
  • 2+ years of experience in revenue management, pricing analysis, or a related role, ideally within property management or student housing.
  • Advanced proficiency in Entrata and Microsoft Excel (including pivot tables, VLOOKUP, and data visualization).
  • Strong analytical skills with experience working with large datasets and market intelligence tools.
  • Comprehensive understanding of student housing, including leasing strategies, market trends, and annual cycles.
  • A numbers-driven mindset with a knack for uncovering trends and opportunities.
  • Strong communication and collaboration skills to work across departments and with external stakeholders.
  • Detail-oriented and highly organized, with the ability to manage multiple priorities simultaneously.
  • A proactive, resourceful problem-solver who thrives in a fast-paced environment.

Pay Range

USD $70,000.00 - USD $120,000.00 /Yr.
