Responsibilities

The Job At-A- Glance:

We are looking for a high-rise Building Chief Engineer to join our Campus Life & Style Family, who will report directly to the site General Manager. This position is fully responsible for the overall management and execution of all company maintenance programs, established protocols, and compliance. Additionally, exercise financial prudence by assisting with the management of the property’s approved Maintenance and Capex budgets.

 

Candidates must be technically proficient and possess a thorough working knowledge of building and mechanical systems. Qualifications include but are not limited to the following: 

 

Experience/Job Qualifications

  • A minimum of five continuous years of supervisory experience is required.
  • HVAC (EPA certification required- Type III)
  • Perform preventive maintenance on water cooled chiller equipment, units, and components.

 

Strong mechanical knowledge with chilled water systems and closed water loops.

  • Working knowledge of BAS Systems
  • Product and process knowledge related to chillers.
  • Air cooled chillers, components, and controls
  • Air handler controls and component replacement.
  • Pump and motor replacement.

 

Strong working knowledge with hot water boilers closed loop.

  • Establish preventive maintenance operational periodic checks for boiler equipment.
  • Boiler operation and controls
  • Able to replace in line circulating pumps.

 

Strong working knowledge of building HVAC systems to include controls and associated components.

  • Conventional split systems
  • Heat pump units.
  • Mini split systems
  • Roof top unit and or package units
  • Able to replace motors, compressors, contactors, fan motors, blower wheels, solenoid valves, relays, switches, etc.
  • Strong working knowledge of building electrical systems.
  • Strong working knowledge of plumbing building systems
  • Unit Make Ready experience.
  • Contractor’s Scope generation
  • Site project management
  • Site Asset inspections

  • Help manager achieve the highest possible net operating income (NOI) through the implementation of effective cost control; revenue improvement efforts (focusing on resident bill-backs, and other income items); and effective budget management.
  • Ensure that property is clean, maintained, and safe for residents, prospects, employees, and visitors, including offices, communal areas, stairwells, exteriors, basements, grounds, exteriors, etc.
  • Identify and react to potential situations which would cause liability to the property or management company.
  • Analyze the physical state of properties and identify and implement ways to improve curb appeal.
  • Conduct analysis of expenses on a regular basis to determine items and methods for expense cutting.
  • Ensure all staff maintain the highest quality of workmanship or act promptly when needed.
  • Always strive to instill good work ethics in maintenance staff and good company morale.
  • Make sure staff completes all work orders in a timely, professional, and courteous manner, and clean up thoroughly before leaving the unit, or at the end of each work session.
  • When completing work orders ensure all work damaged by a resident’s act or neglect is charged back to the resident. Collect proof, pictures, and documentation as needed.
  • Work with the leasing office on scheduling service requests and other maintenance work to maximize resident satisfaction.
  • Whenever possible, execute work and repairs “in-house” and find other ways to reduce the property’s expenses.
  • Ensure maintenance vehicles and equipment are clean and maintained properly to maximize lifespan.
  • Ensure that all equipment and machinery is in good condition. This includes domestic hot water heaters, boilers, furnaces, air conditioning units and pumps, storage tanks. Conduct routine maintenance and inspections.
  • For any improvements made with outside contractors, set scope, get a minimum of three bids, review contracts with manager, submit for approval, and assist with paperwork.
  • Ensure all necessary maintenance materials are on site as needed, organized, and inventoried. Plan.
  • Always keep an organized and safe maintenance shop and storage areas
  • Perform and record quarterly inspections, complete work in a timely manner, and ensure proper resident bill-backs.
  • Manage a successful turn by scheduling and management of all maintenance staff and vendors (in cooperation with the property manager) including cleaners, painters, grounds people, courtesy guards, etc.
  • Oversee and participate in a prompt and effective snow removal program as needed to ensure safety and minimize liability.
  • Work with city as needed to obtain proper permits and licenses.
  • For the safety of the community, ensure all exterior lighting is always functional and sufficient, oversee inspections.
  • Set and adhere to realistic project deadlines and update Manager of progress.
  • Assist management in creation of projects’ plans and budgets, manage maintenance budget on an ongoing basis.
  • Perform additional inspections as needed to collect and record data (IE: asset inventory, floor plan collection, etc.)
  • Ensure all code, legal, OSHA, and compliance statutes are followed.
  • Maintain good resident relations and promptly inform property manager of any potential or existing problems. Communication with residents should always be cordial and professional.
  • Assist in building positive relationships with neighbors, the community, the school, and city departments.
  • Communicate needs, ideas, and problems effectively with the Manager.
  • Participate in company training classes and meetings as required; keep all necessary insurances and licenses up to date.
  • Walk the properties daily to ensure that all physical aspects are always functional, safe, and maintained in an attractive condition to achieve maximum curb appeal.
  • Assist General Manager with other duties as needed and fill in for staff when necessary.

Pay Range

USD $75,000.00 - USD $80,000.00 /Yr.
