Responsibilities

What You’ll Do:

 

  • Provide first-class customer service to prospects and residents. Ensure that all requests are handled promptly and professionally.
  • Consistently maintain professional quality of workmanship, communication, personal appearance, organization, and reporting.
  • Operate company shuttle is a safe and practical manner
  • Maintain a valid driver’s license, with CDL endorsement. Comply with all DOT regulations where applicable
  • Responsible for all maintenance, upkeep, preventative maintenance, and record keeping of vehicle
  • Responsible for daily cleaning, washing, fueling, and sweeping out of vehicle.
  • Strive at all times to maintain good work ethics, and good company morale.
  • Assist Maintenance staff with work orders and other duties as needed.
  • Assist with daily property walks and clean-up
  • Complete all assigned work orders in a timely, professional and courteous manner, and clean up thoroughly at the end of each work session.
  • When completing work orders ensure all work that is caused by a resident’s act or neglect is properly billed back to resident. Collect proof, pictures, and documentation as needed.
  • Ensure maintenance vehicles and equipment are kept clean and maintained properly, to maximize lifespan.
  • Assist Maintenance staff with projects as needed
  • Assist Maintenance staff to ensure all necessary maintenance materials are on site as needed, organized, and inventoried. Plan ahead .
  • Assist maintenance staff to keep organized and safe maintenance shop and storage areas at all times.
  • Participate in a prompt and effective snow removal program as needed to ensure safety and minimize liability.
  • For the safety of the community, ensure all exterior lighting is functional and sufficient at all times, assist with inspections.
  • Preform additional inspections as needed to collect and record data (IE: asset inventory, floor plan collection, etc)
  • Follow all code, legal, OSHA, and compliance statutes.
  • Maintain good resident relations and promptly inform property manager of any potential or existing problems.
  • Communications with residents should be cordial and professional at all times.
  • Assist in building positive relationships with neighbors, the community, the school, and city departments.
  • Communicate needs, ideas, and problems effectively with Manager.
  • Participate in company training classes and meetings as required; keep all necessary insurances and licenses up to date.
  • Walk/drive the property daily to ensure that all physical aspects are at all times functional, safe, and maintained in an attractive condition to achieve maximum curb appeal. Communicate any issues to Manager promptly.
  • Assist Manager with other duties as needed, and fill in for staff when necessary.

Qualifications

What You'll Need:

The position requires the ability to lift objects in excess of fifty pounds. While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel. The employee is frequently required to reach with hands and arms; stoop, kneel, crouch, or crawl. The employee is occasionally required to climb or balance; and must talk and hear. The employee must occasionally lift up to 60 pounds and move heavy equipment (i.e. (furniture, appliances etc.) and is required to be safe and smart while doing so, request assistance as needed.

Pay Range

USD $12.00 - USD $15.00 /Hr.
